A Mediterranean-style apartment complex with 197 units may be coming to town.
City commissioners backed plans Tuesday for a three-story mid-rise apartment tower near Stirling and Park roads, but the project still needs approval from the county and state.
The project would break ground in late 2018 and open in late 2019 if it gets the required approvals, said Dennis Mele, attorney for the developer. Once complete, it will generate an estimated $1.6 million a year in property taxes, he said.
“I was not in favor of this project when it came before us a year ago,” Commissioner Bobbie Grace said. “But it’s amazing what you can accomplish when you put your heads together. I am elated that we went from where we started to where we are now. I think this is something Dania Beach will be very proud of when it’s finished.”
The developer, Stellar Homes, had initially planned to build five-story buildings with 286 apartments and 13,000 square feet of retail. Current zoning allows for 33 single-family homes and 16,000 square feet of commercial space.
The plans were scaled back — and the commercial component scrapped — after neighbors complained about traffic concerns, Mele said.
Several residents came forward Tuesday night urging commissioners to approve the development and praising the developer for taking their concerns into consideration.
“Seeing all the changes they’ve made, I think everyone here will enjoy that change,” said Jacob Thaller. “And it will be nice to get new fresh people into town.”
The developer also scrapped plans for two parking garages. Instead, the complex will have a parking lot with 357 spaces.
The 8-acre site, once home to St. Maurice Catholic Church, is now being used as a parking lot for Memorial Regional Hospital employees.
The project will come back to the city commission for a final vote later this year, Mele said.
“I think it’s nice to have more rental apartments in town,” Commissioner Marco Salvino said before the meeting. “It’s better than having vacant land sitting there.”
